With its pleasing geometric shapes, generously proportioned spaces and meticulous finishes, Villa Magnolia is both a joy to behold and a pleasure to spend time in. For most villas, the fabulous pool and glorious outdoor spaces fanning out around it would be the main highlights, but Villa Magnolia has much more in its cylinder, just like the charm of stone and old buildings.

THE INTERIOR: Villa Magnolia is developed on the ground floor and immediately welcomes in a bright and airy, contemporary open-plan lounge/dining room with comfortable seating and a table and chairs for entertaining a party with friends and family. The villa has no less than three comfortable bedrooms and two bathrooms, all of which are well equipped and make for a comfortable resting place after a day spent exploring the delights of Puglia.

THE OUTSIDE: Villa Magnolia is surrounded by unspoilt nature and the beauty of the Ostuni countryside. The estate spreads over a plot of about 15,000sqm, 6,000sqm of which are adorned with a well-kept lawn. The swimming pool occupies a place of honour in the spacious garden. You will be well equipped for the Italian outdoor lifestyle with the various outdoor living areas.

THE UTILITIES: Villa Magnolia is equipped with cistern, artesian well, imhoff tank, automatic heating system, electricity and alarm system.

THE AREA: Villa Magnolia is located in the picturesque countryside 10 minutes' drive from the 'White City' of Ostuni. Here, there's a network of narrow alleys that wind through whitewashed buildings and open out into squares - a great place for an afternoon sampling the local coffee! You will also be a 15-minute drive from the coast, or, the historic towns of Ceglie Messapica and Carovigno, home to some great restaurants and true Apulian life.

Balanced between past and present, there is a magnificent land that invites you to get lost among the olive groves, the absolute white of the architecture, trulli and stone-paved villages where time seems to stand still. The Itria Valley is the face of the most authentic Apulia, set in a rural landscape with romantic architecture.

Villa Magnolia represents the perfect blend of the historical and the contemporary. Fields of olive trees frame the swimming pool and offer a perfect postcard of Apulia. The structure winks at the history of the place in every detail, in the style of the architecture, in the traditional materials, which pay homage to the richness of the region. Villa Magnolia is charm, tradition, contemporary design: an extreme luxury solution to make it a charming retreat.

From the villa, the beaches of the Adriatic Sea are easily reached in less than 20 minutes. Costa Merlata, Villanova, Rosa Marina and Torre Santa Sabina are examples of several seaside resorts with numerous beaches, restaurants and cafés.

Continuing towards the village of Carovigno, you will find the beautiful nature reserve of TORRE GUACETO, where you will be won over by a succession of free or equipped coves of fine sand. The heart of this area is a naturalistic paradise characterised by a low, sandy coastline bordered by dunes and interrupted, from time to time, by rocks.

You can then reach other beautiful and characteristic villages, such as:

- CISTERNINO, which has been awarded the Orange Flag, the Italian Touring Club's seal of quality for tourism and the environment;

- ALBEROBELLO, the city of trulli, which was recognised as a World Heritage Site in 1996;

- POLIGNANO A MARE known as the Pearl of the Adriatic and distinguished by its crystal clear sea and rock embroidered with impressive cavities;

- FASANO surrounded by farms and centuries-old olive groves, dolmens and archaeological remains;

- CASTELLANA GROTTE at the foot of the Valle d'Itria, the city of caves owes its fame to the most famous speleological complex in Italy;

- LOCOROTONDO stands out on the Murge dei Trulli plateau with its fascinating circular town of characteristic white houses;

- CEGLIE MESSAPICA a tangle of alleys paved with "chianche", whitewashed arches and ups and downs, inebriates the ancient heart of the village with the inviting scent of the "cegliese biscuit";

- MARTINA FRANCA the pinnacles of the trulli, the expanses of olive groves and the white of the ancient hovels stand out in the green of the Itria Valley and invite discovery.

You can then discover the great and famous cities of LECCE (nicknamed the "Florence of the South"), city of architects, stonemasons and artists, it is the city of baroque and stone embroidery and BARI with the longest promenade in Italy embellished by majestic buildings and the sea breeze blows through the old town, guardian of art, flavours and colours.
