VILLA STELLA ADRIATICA
MAIN DETAILS
LUXURY VILLA WITH SWIMMING POOL AND SEA VIEW IN THE UPPER SALENTO OF APULIA, CAROVIGNO
Villa Stella Adriatica is a cosy and intoxicating abode with one foot in the countryside and one on the coast. Overlooking olive groves in silvery tones all the way to the crystal clear blue Adriatic Sea, Villa Stella Adriatica is a luxurious villa that has become a prestigious retreat that is both fun and relaxing: where every element has been studied according to a rigorous design that pays attention to the right balance of space: with terraces and gardens conceived in perfect harmony, and a panoramic swimming pool that offers a view of the sea of olive groves and the Adriatic touching the sky on the horizon. A charming property that allows you to experience the sun of Apulia, and all the beauty of the Itria Valley.
DETAILED DESCRIPTION OF THE VILLA
THE INTERIOR: Villa Stella Adriatica is divided into three independent bodies that allow for maximum privacy. The first body has a large living room, a kitchen, two bedrooms each with en suite bathroom. The second body has an entrance hallway, a living room, two bedrooms also with en suite bathroom. The third body consists of a storage room with bathroom with a separate entrance and a bedroom with bathroom with a separate entrance. The rooms open onto the well-kept, lush garden and the swimming pool, as well as allowing plenty of natural light to flood the rooms. All the furnishings are designed by interior designers, and the supplies are signed by the excellences of Italian design: such as flexform and flos, which enrich each room with personality and refinement. The finishes are of the highest quality, with trani stone on the floor, laid in opus incertum, which rises to characterise the bathroom coverings. All appliances are of the best international brands, such as Miele and Alpes, as are the electrical components and the integrated and ducted heating and cooling systems.
OUTDOORS: At Villa Stella Adriatica you can enjoy a relaxed pace of life while sunbathing on the comfortable sun loungers by the pool. The 60-square-metre salt pool is heated with an inverter-driven machine, and goes down to a depth of 2.50 metres: offering a cosy place to cool off, while the surrounding shaded areas are perfect for a respite from the delightful summer heat. The most unspoilt greenery surrounds and embraces Villa Stella Adriatica, which stands triumphant on a plot of around 15,000 square metres adorned with some 200 majestic olive trees (of which 100 are larger) and a colourful and fragrant orchard (with around 30 fruit trees).
The villa offers all the typical Apulian character, with a characteristic trullo housing an ancient pizza oven, and a courtyard with wooden floorboards and Trani stone, which leads all the way to the swimming pool, surrounded by majestic dry-stone walls: ideal places for dining al fresco, contemplating the landscape from different points of view each time, and a wonderful outdoor dining experience, thanks to two functional outdoor kitchens (one near the pool area and one next to the structure).
The most scenic, of the open-air areas of Villa Stella Adriatica, is the roof terrace: accessible via a typical staircase that brings to mind those of typical farmhouses. It is the perfect place to relax under the Apulian sky, fabulous at any time of day, from breakfast to aperitifs at sunset: while enjoying the fabulous company of an ever-clear sea that seems to protect you on the horizon.
THE UTILITIES: Villa Stella Adriatica is equipped with a heating system with heat pump and air conditioning system in each body of the structure. The villa has solar panels for hot water, a gas tank for the kitchen, predisposition for a photovoltaic system, a generator with a power of 30kw and a 15kw current stabiliser, an uninterruptible power supply, an artesian well for water supply, two cisterns, one of which is for collecting rainwater and one for the well, and an automatic irrigation system with sensors. The villa is completely fenced with dry stone walls and a double fence with a hedge adorned with a magnificent jasmine. The house is perfectly secure thanks to a perimeter and internal alarm system with video surveillance that can be controlled directly from a mobile phone. The entrance to the house is by means of an automatic gate, and you will immediately find the perfect space for your car under one of the sunshades used as a parking area. The villa also has technical rooms that are perfectly up-to-date and equipped with every service.
THE FURNITURE: as described, the style of Villa Stella Adriatica is designed in perfect harmony with its context. The interiors are enriched with fine furnishings that lend charm to a residence that immediately makes one daydream. The furnishings are made to measure, starting with a splendid kitchen designed to be a convivial place, but also an object to be displayed: designed in every detail of functionality, aesthetics and design. The sofas are by Flexform, while the lights are classic elements of Italian design, such as L'Arco by Flos, or Tolomeo by Artemide. Also outside, in addition to the striking stone table under the olive tree, there are wooden tables made to design, and relaxation areas with furnishing elements by Emu and Talenti outdoor.
VILLA STELLA ADRIATICA: LUXURY WITH A SEA VIEW
A place of choice for big investors and more and more show business personalities, the area between the Upper Salento and the Itria Valley of Apulia has always been among the most sought-after. And in a bucolic and picturesque countryside shaped by the wind, where the green of the Mediterranean maquis and olive trees is the protagonist, Villa Stella Adriatica presents itself as a villa-sculpture, the result of a balance between aesthetics, quality and functionality. Amidst the red earth and age-old olive trees, large sculptures in corten iron by Grottaglie-based artist Vincenzo Del Monaco lie: a tribute of culture and mutual seduction between man and nature.
Here, art, design and typical architecture meet in perfect harmony, creating a masterpiece that could become your next investment in Puglia. At Villa Stella Adriatica, the simplicity of luxury meets comfort as the doors open onto rooms that are ideal for accommodating you and your family during your unforgettable holiday in sunny Puglia, or perfect for pampering and spoiling occasional guests: who will look forward to staying in what will become an exclusive accommodation.

CAROVIGNO
